We have an intra-family mortgage that we needed serviced, and this was one of the few companies anywhere ready to do the job with lender, borrower and service company all in different states. Set up was a bit too fiddly, but the staff were helpful, and in the end almost everything was as claimed. The only serious problem with the service is the blatant and very irritating arbitrage of funds, at the lender's expense, using a variety of legacy excuses to mask the practice. Expect long remittance delays skirting right at the very edge of federal law, and factor them into your plans. In our case, the borrower initiated the first payment as instructed, using the third-party service recommended on the company website, on October 1. The funds left the borrower's account on October 3, upon which the company sent the lender a note saying that it would take an additional *10 days* to execute a simple ACH transaction. You can expect every second of those 10 days to elapse before the lender sees payment. The company says remittance time will shorten a bit if it executes the ACH directly rather than using the third-party service it recommended, which it will do upon receipt of a separate form. We will try it, but apparently even that will only mean a day or two less. None of the "regulatory" reasons for the delay provided by the company (I'm sure it will articulate them in its reply to this review) bear scrutiny. ACH remittances in the US typically clear in a single business day, any callback risk lies with the lender, not the mortgage servicer, and a ten-day lag period is simply absurd. All that said, we probably still would have chosen to use the service had we known before hand that it floats other people's money, whether it is to strengthen its own books, some large bank is aggregating the cash flow to skim interest, or both. I only wish they had been up front about it. The fees are reasonable, it is very difficult to find this kind of service, and we don't begrudge the company doing what it needs to earn a profit.

I also spoke to several other companies and while they were helpful, the people at NSC were always helpful and made me feel very comfortable speaking with them and I never felt rushed. Everyone I have spoken to has been excellent from my very first inquiry through the entire process. I look forward to continuing our working relationship. I highly recommend using NSC for your note servicing needs.

I've never sold a house and held the mortgage before altho I have re-habbed and sold several. Am a senior so was not looking forward to all the paperwork that goes with being the Lien Holder plus the Gov. ( bless them) keeps changing the details. Cannot tell you how much relief I felt when the people I kept calling at Note Servicing would listen hard to what I was asking and then say calmly "oh we do all that for you, that's part of our service". And at a reasonable price, while I hate to part with any profit I might make, hiring a professional that knows what to do can actually make you money either in savings or giving you time to do more at what you are best at. And filling Government forms isn't one of them for me! Strongly recommend Note Servicing Center as they put you at ease and work hard at taking care of you.

My questions are always answered very informatively and professionally. NSC provides structured communication of the statuses of my notes: intake, documents, payments, and deposits. I also get monthly reports which are very helpful in viewing the life cycle of the note. Note Service Center has made my life much easier. I can carry on with daily life without having to worry about the hassle of payment collection, letter correspondences, or financial analysis. The company is remarkable with its service and operations!

Borrower review: If you're looking to pay off expect this company to charge you a boat load in fees and/or make you wait 30+ days for a payoff. EDIT: I'm sure it's against some law to refuse a payoff because you want to charge $500+ in fees.
