Land Home Financial Services - Mt Shasta, Mount Shasta, CA

I've held off for several month to see if the issues could be resolved, but they have not been, so I decided it was time. Melanie and Jennie are nice enough and worked hard to get my business in the beginning. The biggest problems came once the loan was closed. There were a few problems along the way, but the major problem dealt with the amount that was calculated for my impound account to go towards insurance. They only calculated in a portion of my insurance policy for my escrow account. Shortly thereafter, I received a notification from my insurance company that the bill was not paid in full and that I would need to cover the rest (just under $2,000 - due right before Christmas) or my policy would be terminated on 12/28. I paid the extra and then tried to get ahold of Land Home Financial to get my mortgage payment adjusted so I did not have this problem again the following year. My emails and phone calls did not get me any responses in return (they kept going to voicemail) so I finally drove to their office to talk with them in person (about a 30 minute drive). I was given a few reasons why they were not able to get back to me over the last couple of weeks, but I was assured that the problems would be corrected as soon as possible. Fast forward 4 months and I emailed LHFS to check in and see where we were at on the issue. They responded by saying they do not have access to their own servicing department and cannot put in requests for corrections, I would have to do it from my end and gave me a phone number to reach out to the servicing department myself. In short, I went with Land Home Financial Services because I had heard good things about them and wanted to support a local office in hopes that we would get small town support and services. What we got with Land Home Financial was no different than what I could get through an online lender like Rocket Mortgage, etc. Once the sale was finalized, there was nothing else they could do for me, I was just another number at that point.

Melanie and her team are absolutely wonderful!! My first experience with them was back in 2013 when I purchased my first home. Melanie was so great throughout the whole process, very kind, patient and knowledgeable. Fast forward to June of 2019 I decided to refinance my home. I looked into a couple companies and nothing felt right, infact it felt like I was doing more work than them. Finally a light bulb turned on and I decided to reach out to Melanie. Within 1 day she basically had me approved and on my way through the process. I closed in July and couldn't be happier with my experience. It was fast and simple! Highly recommended Melanie!!

Melanie is one of the best - and I’ve been through 2 other mortgage companies so I can tell you she is the cream of the crop. She went above and beyond to help us close not only on time but a day early! She’s knowledgeable, Keeps you in the loop and quick to respond. Jennie is also amazing and together with my realtor, they were all truly our dream team.

Melanie and her staff were awesome to work. This is my second time working with Melanie (a refinance). I have refinanced more times than I would like to admit and Melanie and Jennie are, by far, the easiest and most helpful that I have ever worked with. There were issues in the beginning (not because of either Melanie of Jennie) and Jennie sailed me right through them with ease (thank you!!) Melanie and Jennie are both awesome to work with. With this crazy market, they both kept us informed to market changes as it took almost 6 months to sell our house in Sacramento before we were able to move to Siskiyou county. While their rates were extremely competitive, their service was exceptional. I would highly recommend the personal service they provide over using an online quote farm.
