By all means, if you want a lender who accepts a property, asks for updated comments on the appraisal that come back favorable, then proceeds to sit on reviewing said appraisal and remaining loan documents for ~3 weeks and finally provides a loan decision the day before your COE at 5pm putting your EMD at risk, then FundLoans is the ideal lender for this. I was extremely disappointed in the lack of communication and transparency from this lender. Had they been more upfront on what their conditions and criteria are, we would have moved on to other lending options vs. sitting and waiting for their "investor review" and having to scramble at the last minute to keep my deal alive.

Fund Loans was great to work with for our borrower. We had a pretty intricate deal and they navigated it flawlessly. They worked with us directly to understand the situation and solutioned the items with us to get it finished. Highly recommend them for jumbo, super jumbo, or non-QM loans.

FundLoans is an excellent Non-QM and Jumbo lender. I stuck with them through the challenges Covid brought to this market and they didn’t disappoint. They have multiple Investors and quad seem to have a product that will fit. They know what it means to be on our end as a Broker and strive to get things done in a timely manner. Alexander Inda is an excellent Rep, although he’s now received a well deserved promotion. Cyndy Marin, the inside account manager, is extremely responsive and has helped keep my loans moving from approval to closing. This lender will not disappoint!!

Stop looking around for another non-QM and super jumbo lender. The FundLoans team is simply THE BEST!! I cannot say enough good things about their knowledge, professionalism and out-of-the-box underwriting style that provides solutions galore. Working with a lender that knows exactly what to do in order to get deals done is a breath of fresh air. Do yourselves a favor and go with an expert when it comes to non-QM and jumbo loans.

I just want to advise any home buyers who are looking for financing through this company. They have predatory practices which are not dissimilar to the practices of lenders in the early 2000s. We bought a house in Hawaii and their initial quote and financing approval was for a reasonable market interest rate. This was promised to us throughout the process up until closing. On the DAY OF CLOSING, after we had already committed hundreds of thousands of dollars and time to this house, as well as early occupancy due to my work situation, we were informed that the loan interest rate would actually be nearly 3% higher than the average interest rate at the time (around 10%). I am a physician with a great credit score and have owned multiple houses with no prior issues. Needless to say we refinanced our loan immediately after closing with a local credit union at a reasonable market average 7% interest rate. Additionally our loan was sold to different companies within the first month of service. We have been getting calls for payments even after our refinance went through. Our experience with this company has been extremely distressing with much dishonesty. I would advise anyone to avoid them.

Sorry to say, I was one of their tests cases for their FIXED SECOND program. The AE was just OK, but underwriting was a horror show, from the UWR manager, to the UWR who was fired. to the UWR who just got out of college. Neglected files, employees not fulfilling basic duties and a manager who did not care. Multiple submissions on same conditions, missed conditions, contradictory conditions within a single condition, real amateur hour. I had to move 2 loans after 75 days each of these UWRs floundering around. I asked the AE repeatedly to get an audience with VP SALES but was rebuffed over and over again. A horrible, terrible experience. I will spread the word and never submit another loan to these amateurs. A pathetic mess. I would give a NEG FIVE if I could.
