Excellent, professional, responsive, and most importantly PERSONABLE!! These words don't do it's justice for how wonderful of an experience we had with Flat Branch Home Loans. I worked directly with Kendell Kite and Dennis Tate. They took the time to ensure that we were informed, kept us up-to-date on every step of the process, and were SUPER responsive. All of these things were super important to us, especially as first time home buyers. Its fair to say all of the horror stories I have heard about the home buying process were absolutely not true for us! Dennis Tate and his team truly made all of our worries disappear and got us into the starter home of our dreams! My fiancé and I were first time home buyers and attended a seminar hosted by Dennis Tate. When we began looking for houses, we got pre approved by his team and it went smoothly. We spent several hours running different numbers with Stacey, who is amazing, trying to figure out what we wanted to put down, etc. After about a month of looking, we had an offer accepted and were given a rate of 8.1% that came with a $4000 fee, on top of closing costs. Luckily, we have several friends and family members who are familiar with this process and told us that fee is not normal. Since our closing was less than a month away, we had to rush to get pre approved elsewhere, in which we were given a rate almost 1% lower and of course, no $4000 fee. The rate we ended up with would’ve been an over $9000 fee with flat branch, based on a fee chart sent to us by Dennis. Be careful as they seem to be predatory towards first time home buyers and take advantage of the fact that you’ve never been through this process before.

My realtor who has been in the business for 30+ years even complemented their organization, timeliness, and how they kept her and I up to date on where we were at in the process every step of the way!
