Ryan from Guild Mortgage was incredibly helpful during the home buying process. As a first time home buyer I was completely in the dark as to how the whole loan process works. Ryan was readily available to answer any and all questions I had. I would recommend to anyone looking for a new home.

We did not have a good experience using Guild. The main issue was a lack of communication. There seemed to be a lot of things that came up that cost us in the long run and had we not had the money to cover these things, we would not have been able to close on our house. The first issue arose when we were quoted a certain interest rate but when I contacted them to say we were putting more than 20% down they said we had to put 25% down to stay at the interest rate quoted. Never did they tell us that the interest rate quoted was for 25% down. Later on, we received our closing disclosure which had seller concessions as $2300 which on our sales contract was $3800. Apparently the source of the loan only allowed for 2% of the purchase price for seller concessions which reduced them by $1500. We were not informed of this until the week before closing even though our loan estimate from Guild had the $3800 on it. This is something that should’ve been caught immediately that cost us in the end. Guild did not send the final loan package to our realtor but then was calling us asking when our closing was scheduled when nobody had even contacted us. Lastly, our email from Guild informing us of the date, time and location of our closing was incorrect. The location said Rolla and we drove 30 minutes to Rolla to find our our closing was in St. Robert, 5 minutes from our house.

Very dissatisfied Ryan Becker told us we could start packing and we were all good and then the following week has a problem with something that he knew about since the beginning and said would be no issue. Well it was obviously an issue because we weren’t approved. Even though we meet all the requirements in his own words. Felt like we could tell him something and he didn’t listen or didn’t comprehend it. Very frustrating!

Loan officer wants to make payments unaffordable. Had to find a new mortgage company and realtor. A lot of hidden costs and fees

We had the best experience working with Cornerstone in Washington Mo with Kevin O'Connell. He went out of his way to make sure things ran smoothly. Steve and I felt like we had known Kevin for a long time, even though we had never met until we applied for our loan. Made us feel so comfortable and just a great guy. Couldn't have asked for a better experience and will definitely recommend to anyone we know who is buying a home. Also, no matter when we called Kevin, he either answered right then or got back to us so quickly! Rare to find that these days. Thanks Kevin for everything!!
