I had the pleasant experience of researching the pros and cons of reversed mortgage for my elderly aunt with Ryan Phillips (Longbridge Financial). He was extremely informative (he broke the details down in terms I could easily comprehend (as well as my 80 yr old aunt). He did not pressure us. But when we were ready to move forward, his professionalism assisted us throughout the process. I recommend Ryan Philips and Longbridge Financial without a moment of hesitation. Once you meet with Ryan, you will easily be able to decide if reversed mortgage is a viable option for your circumstances.

I have had a very frustrating experience with this company trying to do a reverse mortgage. Luckily I have been a Realtor for over 40 years and did much of the work myself, such as clearing a lien from 2009 in 1 day. I had asked for weeks the name of the lien holder they showed on title with no answer as I was not aware of a 3rd lien holder on my property. Finally I called the title Co here, found out who it was and cleared it in one day. I started this loan in July. They had all my paperwork within a few days. After the appraisal it was submitted to underwriting with a various conditions required. Had I been given an answer to my initial questions of income verification this could have been avoided. Fast forward to the end of August and still more and more conditions coming in from underwriter. Frustrated I contacted another Co on Fri.; notary sent on Sat to transfer package; loan sent to underwriting that week but Longbridge refused to give all the appraisal information. Instead the loan officer tried to get me to keep the loan with them. Said I had approval and they could close in a couple of days.....just a few more things needed for underwriter. Took the full 3 days FHA requires to transfer the appraisal but wait they can't transfer the full package unless I pay the appraisal servicing Co. Call them and they say I have to pay Longbridge. I call the new Co, and pay them so they can forward to Longbridge that day. And wait....Longbridge will not accept payment from another Loan Co over the phone; it has to be sent overnight mail. As of a moment ago the tracking # says it has been delivered but it has not been sent to the new lender. Have they purposed tried every delay possible because I moved the loan. I would think so. Honestly, if I did not have a background in real estate this loan would never have closed. In my 40 years in the Real Estate business, I have never encountered such incompetence. After reading answer from Longbridge here is what happened. I received a letter by mail yesterday 9/19 that was written 9/7 saying that I had to pay for appraisal before file could be transferred. Appraisal was paid for 9/12 and received by them 9/13. I would have assumed a phone call or email 9/7 would have been more timely than a letter received a week and a half later. Thanks to the new Co that is helping me I found out immediately and my loan is due to close this week.

I highly commend the excellent work of Chris Bahr of Longbridge Financial in assisting us with our Reverse Mortgage application. He was very compassionate and professional with our issues as senior citizens and gave recommendations that were better suited with our present circumstances. My wife and I thank him for his prompt, friendly and courteous services.

Ron Cotton is an outstanding professional who takes time to explain all details of the transaction, able to answer all questions and explained with patience to my satisfaction. He drove over 3hrs to make sure he was at the final closing to insure all went well and again to be available to answer any questions that might arise. I would recommend him and his company if you maybe be thinking of applying for a reverse mortgage.
