Grant is the Superman of the home loan world. His employer, though, has very broken processes for completing construction for home additions. They will likely get much better for others, as we were the very first. But be prepared for slow paperwork, and you'll be fine. It's still worth the savings we've had because of the locked interest rate before the big rate increases.
First, Grant spent a while listening to us at the very beginning, to understand what we wanted to do, financially speaking. Once he asked all his questions to understand our needs, he went to work researching some less common solutions to find a product Citywide offered that would fit our needs and keep the most money in our pockets, based upon his experience with interest rates and what he thought rates would do. We settled on a one-time close product that allowed us to re-amortize our loan after extra funds were returned to principle, which ended up saving us about $1,000 per month because our interest rate was locked before rates doubled (during the course of construction).
Another example of Grant's superhero status: In the middle of going through the loan process, and throughout construction, the "mother company" for Citywide was going through a merger, and there was a lot of confusion & incongruent processes between folks from the two companies as they basically used us as the guinea pigs for merging the two company's processes.
But Grant was always right there fighting for our best interests, resolving conflict, and clarifying misspoken communications. He jumped through so many hoops to give us a good experience that I lost count how many times he went to bat for us.
He alone made up for the shenanigans of being caught in the middle of a company merger.
One of the major problems that came at the very end of our experience with CityWide Home Loans - which really boils down to communication issues and mis-aligned expectations - was when it came time to re-amortize (or recast) our loan after construction was complete. We were told early on that they would be able to adjust the loan once unused construction funds were paid back to the loan, and the payment reduced to reflect the actually-used amount. But it wasn't until 16 days later that we were told that we had to contact the final mortgage holder's customer service and pay an additional $300 (accompanied by a request form) to recast/re-amortize the loan. Which takes 30-90 days upon completion of the form and payment made. At least our payment (which is the same as during construction) has more money going toward the principle...and is temporary. But it would have been nice to be aware of what to really expect ahead of time. Our finances will be VERY tight until the loan recasting is complete.
With the merger complete (or getting there, in terms of their corporate cultures merging), anybody else's experience will be a positive one, I bet. Especially if you have Grant Holmes at your side. Grant's a common sense kind of thinker who contacts the right people to get answers and SOLUTIONS for customers.
