SBA 504 Lenders in Virginia, Maryland & North Carolina | 504 Capital

Terrible experience trying to get an SBA loan with Chris. Lots of yes talk and then he completely disappeared for 2 weeks as we were approaching closing despite many emails from me and the primary lender asking where we were in the process and what needed to be done. When he resurfaced he was on vacation, defensive, and stating there was no way we would be closing on time, even though we had been in contact since right after we went under contract, the closing date had not changed, and he had never said this before. We were working with a seller who refused to extend and repeatedly told him this but he didn't seem to hear that. He failed to communicate what was needed even though I was asking and asking and then said it was too late. Instead of apologizing and trying to make it right, he was defensive and then tried to talk me out of the purchase altogether and made up reasons why it wouldn't work out or was a bad idea, even though he knew very little about it. I wound up having to drop the SBA portion of the loan and finance fully through the bank, which meant bringing twice the cash to closing and higher monthly payments (because of a shorter term). I never heard from him in the end - I guess he and the primary lender spoke and she let me know that he was no longer going to be involved. Hopefully he will do better in the future and stay engaged when things are time sensitive and if he fails to do so he will pull it together and do what needs to be done instead of making excuses, being defensive, and trying to sabotage the sale altogether to avoid being culpable.

Chris Topping helped us with our SBA loan. Its quite a lot of things to be done and a bit longer to get approved than you would think, but he helped us with each item well in advance. His checklist was super helpful and provided referrals when we needed things for the loan, he knew good contacts as its usually specialty fields when an SBA loan requirement (one example is life insurance policy attached to the loan). I strongly suggest his help as he makes a very difficult process so much easier to accomplish. Thanks Chris for helping us get into our building!
