Do not apply for a Heloc loan with Guild. Please read and save yourself the headache!! Guild uses a third party broker for Heloc loans and the communication was absolutely terrible. I applied for a Heloc 30 days ago. Xavier Velasco was my loan officer through Guild. He was a pretty nice guy, however, I was always the one who had to reach out to him for status updates. Every single time I reached out to Xavier, he would tell me that the third party lender had JUST sent him new information to share. In addition, all my documents were sent and approved, even the appraisal looked, "great". I was led to believe that my funds were going to be in my account this week. My family waited 30 days. A few days before we were to receive the funds, I called Xavier to check the status, and of course, the third party lender had JUST reached out to him and denied our loan. They denied our loan because we are actively building an addition to our home. The problem is, they knew we were building this addition... this is the whole reason we applied for a loan. Also, we had an appraisal completed and Xavier told me it looked, "great". The addition was photographed in the appraisal! This whole situation is absolutely unacceptable. I shouldn't have been led to believe that everything was going great when it wasn't. I should have been updated on the status of my loan in a timely manner, and I should not have been led to believe, for 30 days, that everything was looking "great" just to get a denial like that. If I was denied the loan because of my credit or similar factors, I would have owned it and understood. But to tell me all my documents and the appraisal look "great" then tell me we're denied at the last minute is thoroughly frustrating and disheartening. I will never recommend Guild for a Heloc loan.
