DO NOT USE CALIBER! They promise options that are not available to you and then refuse to fix the issue when they inform it can't be done! Led to $180k error. Signed March 2022, issues in June 2022 When deciding on my mortgage lender, I shopped around. Caliber seemed like a great choice plus they promoted a recast option ( lowers my principal but leaves interest rate and term alone= lowers monthly payment). This was perfect because I was set to make a large profit on the home I was selling a few months later, so I signed up. Lender knew the situation and plan to perform recast (admitted) in a few months on VA loan, said no issues. Time comes to make recast payment, and they inform me that a VA loans aren't eligible for recasting and there is nothing to that can be done. When asked why this wasnt discussed, Lender said he didn't know and that he didn't look into it before finalizing. He and his management team informed me that my only 1 options are to: 1) refinance at current rates which are 3.5% higher than my mine, 2) accept it (even if I made a principal payment wouldn't lower monthly rate). The recast was to decrease my monthly payment by $500 per month, now that it CAN'T be done 500 a month for 30 yrs= $180k plus interest. THEY MADE A $180K ERROR and are telling me there is nothing that can be done. That's more than 1/2 my principle (300k loan)!!!!!! To add the cherry to the top of the situation, branch manager tells me that he wouldn't go with Caliber as a Lender after what happened to me. Their own people are recommending not using them.
